The Guild utilizes cross-laminated mass timber, a material that has consistently shown to have lower embodied carbon and greenhouse gas emissions during production, installation, and deconstruction making it a leading choice in green building materials. By doing so, the building promotes better long-term effects for the planet, while ensuring durable construction, minimizing equipment needs and providing fundamental building performance.
152-158 Broadway Ave. is a five-story mixed-use building with rental and 4,100 sf of ground story commercial space and rental dwelling units on the upper floors. The 45 units will help to increase Somerville’s housing stock and relieve some of the pressure on larger family size units often rented as roommate living to younger professionals by providing a large number of full service, well-appointed studio units.
Additionally, no off-site energy is needed for Phius Core standard performance, relying instead on renewable energy sources, one being our solar panels. With an all electric design, no fossil fuels are burned, dramatically reducing the amount of carbon dioxide being released.
