This project consists of land area of approximately 79,938 square feet, with a two-story building thereon of approximately 24,898 square feet with an address of 20 Drydock Avenue (Parcel H). The parcels are currently home to two older brick buildings, primarily used for city offices, that will be demolished. Both brick buildings were constructed in the early 1940s and have footprints of approximately 12,449 square feet (Parcel H1) and approximately 11,975 square feet (Parcel H). This $400 million proposal is one of the first projects to take advantage of changes in height limits for the Raymond L. Flynn Marine Park. This 319,000-square-foot building will feature a net-zero design with regard to carbon emissions, making it a possible environmental model for other lab projects where developers try to limit their impact on greenhouse gases.
