La Madre Landings is a 56,000 square foot multifamily residential development in Baldwinsville, New York (Climate Zone 5A) developed by Christopher Communities and designed by Passero Associates, with sustainability consulting support for Phius Design Certification. The two-story building includes 52 dwelling units, offering a mix of one- and two-bedroom apartments.

The project incorporates Passive House design principles, featuring a high-performance building envelope with R-26 wall assemblies, R-55 roof insulation, and an R-10 slab-on-grade, along with triple-glazed windows (U-0.18, SHGC 0.32). The building is designed to achieve an airtightness target of 0.06 CFM50 per square foot of enclosure area.

A centralized ERV system provides balanced ventilation, while heat pump technology supplies both space conditioning and domestic hot water, supporting the building’s all-electric design and demonstrating high-performance multifamily housing suitable for cold climates.
