About

"As Houston’s first mass timber office building, the Framework @ Block 10 sets a new standard for sustainability and environmental stewardship by targeting zero operational carbon emissions. The entire six-story, 210,000-square-foot structure will be constructed using sustainably sourced heavy timber. A sustainable alternative to steel and concrete, timber’s carbon storage capabilities allow the building to reduce its greenhouse gas emissions by 60%.

To achieve net zero energy / zero carbon, CMTA minimized wasteful energy use by incorporating energy-efficient heating and cooling systems, rainwater harvesting, full roof solar panels, and LED lighting with sensor technology. The strategic use of mass timber significantly contributes to environmental conservation, completely eliminating outdoor potable municipal water consumption and reducing indoor potable municipal water consumption by 50%. The building also incorporates an innovative underfloor air distribution system, enhancing air quality and thermal comfort. Complementing these efforts, the developer plans to source and use 100% renewable energy, both from power providers and the building’s own photovoltaic systems."
