180 Broad Street is a 150-unit multifamily development in Bridgewater, Massachusetts (Climate Zone 5A) developed by Edgewood Development, designed by Market Square Architects, with Sustainable Comfort, Inc. serving as the sustainability consultant. The project consists of a 116-unit, four-story residential building and two three-story mixed-use buildings containing 16 and 18 units, with commercial space on the first floor and residential units above.
The development incorporates a high-performance building envelope featuring R-30 wall assemblies, R-60 roof insulation, and an R-10 slab-on-grade, along with triple-pane airtight windows and doors and continuous air barrier systems to minimize thermal bridging and improve airtightness.
High-efficiency air-source heat pump systems provide space conditioning, supported by energy recovery ventilators (ERVs) for balanced ventilation. In-unit heat pump water heaters provide domestic hot water, while ENERGY STAR appliances, LED lighting, and low-flow plumbing fixtures further enhance energy and water efficiency.
